石垣島のアパート。
9世帯、3タイプの住戸。斜線制限いっぱいまで使い容積を最大確保して、レンタブル比を高める設計を行ました。そして、ローコスト設計で利回りが高くなる様に計画。
建物を半階分上げ、1階住戸と道路の視線が交わらないようにし、プライバシーと防犯性を確保しました。半階部分は、駐車場・駐輪場として利用し、狭い敷地ですが駐車場1世帯1台確保しました。
シンプルな外観とシックな色調の石垣島のアパートです。

Apartment of Ishigaki island.
This apartment has 9 househoulds and 3 types of dwelling units. We designed it at the maximum capacity in consideration of building height restriction. We tried to increase lease areas. At the same time, We held down construction costs and raised rate of return.
We raised the first floor by about 2m from the ground, because the eyes of the first dwelling unit and the eyes of the road don't cross and we provided a crime prevention and a privacy protectiveness too. We planned the bottom of the first floor as a parking lot and a bicycle parking lot. It is a small site, but we secured the paking lot for all households.
